Homeowners discussing their property and coverage with an advisor

Start with your home

Homeowners insurance: look beyond the premium.

A useful review starts with the cost to rebuild, your belongings, liability exposure and the deductible you could comfortably pay. The form name is only a starting point: endorsements, exclusions and settlement terms determine your actual protection.

HO-3 · Special form ↗

A common homeowners option

Typically covers the dwelling on an open-perils basis: losses are covered unless excluded. Personal belongings are usually covered for listed causes of loss.

Review contents replacement cost, roof settlement, water exclusions and available endorsements.

HO-5 · Comprehensive form ↗

Broader coverage for belongings

Typically provides open-perils coverage for both the dwelling and personal property, subject to exclusions. Eligibility and additional benefits vary by insurer.

Broader does not mean every loss is covered. Compare limits, deductibles and exclusions.

HO-6 · Condo unit owners ↗

Your unit and your belongings

Helps cover personal property, liability and covered interior building items you are responsible for. Coordinate coverage with the association’s master policy and governing documents.

Ask about loss assessment, improvements and responsibility for the master-policy deductible.

Policy-form links above open the California Department of Insurance’s residential consumer guide. It is a general coverage reference, not a separate guide for each form. Your policy and endorsements determine coverage.

Rebuilding cost is different from purchase price. Your insurance limit should reflect an appropriate reconstruction estimate, not simply your loan balance or the property’s market value.

Rental properties

Landlord insurance: match coverage to how the property is used.

A rental home has different exposures from your own residence. Discuss tenant occupancy, furnished units, short-term rentals, vacancy and renovations before choosing coverage. A tenant’s belongings generally require the tenant’s own renters policy.

DP-1 and DP-3: common dwelling policy differences
Policy form Typical approach What to review
DP-1 · Basic form ↗ Named-perils protection: only listed causes of loss are covered. Basic coverage is limited; extended causes may be added. Actual cash value settlement is common. Confirm covered causes, replacement-cost options and any rental-income coverage.
DP-3 · Special form ↗ Generally covers the dwelling and other structures on an open-perils basis, subject to exclusions. Contents typically remain named-perils. Confirm replacement-cost conditions, loss of rents, water exclusions, vacancy restrictions and required endorsements.

DP-1 and DP-3 links open the California Department of Insurance’s residential guide for general property-coverage information. The guide is not a form-by-form landlord comparison; review your actual dwelling policy for covered causes and settlement terms.

Premises liability is not automatically included in every dwelling form; confirm whether it is included, endorsed or provided separately. Lost rent generally requires a covered loss and is subject to policy conditions.

Commercial property

Coverage for buildings that support your business.

Commercial property insurance can help protect buildings, business contents and tenant improvements from covered physical damage. An apartment building, storefront, office or mixed-use property needs a review based on its construction, occupancy, operations and ownership.

Building & contents

Review replacement cost versus actual cash value, building limits, roof terms, deductibles and coinsurance requirements.

Income & recovery

Discuss business income, rental income and extra expense coverage, including covered triggers, waiting periods and restoration limits.

Liability & other gaps

Property coverage does not replace general liability. Consider equipment breakdown, ordinance or law, flood and earthquake options as appropriate.

Questions worth asking

Before you choose a policy

Does homeowners insurance cover flood or earthquake?

Standard homeowners policies generally exclude flood and earthquake. Separate policies or endorsements may be available. Review these exposures even if your lender does not require the coverage.

Can I keep my homeowners policy when I rent out the home?

Notify your agent before the occupancy changes. Renting the property, short-term stays, vacancy or renovation may require a different policy or endorsement.

What should I provide for a coverage review?

Bring your current declarations page, renewal offer, property address, occupancy details and information about roof age, updates, prior claims and any lender requirements. Use the insurance agency’s contact or quote process for documents.

Do I have to use Dan’s agency for my mortgage?

No. You may choose your insurance provider. Any policy used for a financed property must satisfy the applicable lender requirements.
